Homebuilding Step by Step - Our Process

Introduction and Assessment

Our introduction and assessment starts by having a phone conference with our contractor, Chris Fields.

Initial Phone Conference
Chris will take you through an evaluation process to help determine your design and budget parameters for your new home, along with discussing your design concepts and ideas. We will be establishing rough material and style preferences. Chris will ask you targeted questions in order to begin developing a proposal that reflects the criteria for your new home.

Client Conference and Preliminary Site Evaluation
Chris will walk your building site with you and discuss the home site orientation and how the topography of your lot might affect your home design. We will review your building site for any code or environmental restrictions that could alter the construction process. A thorough site evaluation can save you thousands of dollars.

While visiting our office we will review in more detail your home plans or ideas, discuss your material preferences, and establish a practical timeline and budget parameters. We welcome the opportunity to review your ideas, sketches, existing plans, pictures, and even magazine clippings. Bring in such items as surveys, restrictive covenant requirements, and any additional information; these items are essential for us to make our evaluation accurate and comprehensive.

Our final step in this phase is to ensure that all foreseeable questions and concerns you may have are addressed. Due to the labor intensive nature of the next process we will present to you a services agreement for your consideration. This agreement will establish our mutual intention to proceed with the cost estimate and specifications of your home and to obtain the required construction documents to begin your project. A small deposit will be required at this time. This amount will be applied to the construction contract once signed and all documents completed. Any agreements with an Architect and/ or Designer (s) will be separate as will billing for their services.

Personal Website Services
Once a service agreement is in place we will provide a personal website designed specifically for you and your home. Your personal website will provide you with a single location that is host to all of your b uilding documents from contracts and change orders to billing statements. You can review your budget parameters, track your home’s progress with a timeline, and view your choices for the interior and exterior selections. Also, a private email account is provided for any discussions. Finally, a personal photo gallery will provide you with current photos of your home during the construction process.

Design and Planning
Creating your set of plans will be our next endeavor. By implementing your ideas and specifications you will begin seeing your home on a set of build-able prints.

Design Meetings
The design team is composed primarily of you and our general contractor, Chris Fields. Depending on your preferences and circumstances, architects, consultants, and/or interior designers may or may not be involved. Mountain West Builders offers the flexibility of in-house design as well as years of experience in working as part of a larger design team.

During this phase Chris will regularly consult with yo u on all aspects of your home, infusing form and function and paying attention to the smallest detail. We will begin to organize and develop your selections, your budget parameters, and timeline for your home.

Design and Product Selections
Making your product and design selections can be overwhelming; these are crucial decisions that must be made to complete the design of your home. Mountain West Builders has the tools and experience to make these many choices less daunting, so you can enjoy the process of creating your home. We will provide you with every resource available to help guide you through these choices. Once your selections have been made, the home plans will reflect these essential details. Planning ahead will enable proper execution of your decisions during the construction phase, saving you both time and money.

Final Plans, Specifications and Budget
Now that you’ve completed your design and product selections, Chris will provide you with a final specifications list, a final budget, and a payment schedule for your approval.

Construction Contract and Payment Schedule
Upon your approval o f the final specifications list and the final budget, a construction contract will be drawn for your signature. A payment schedule will be prepared for your lender during the construction of your home. Once the construction contract and payment schedule are in place we will begin construction on your new home.

Construction
Now that your plans and budget a re complete, a timeline set, and subcontractors scheduled, construction is ready to begin.

Construction Meetings and Weekly Reports
During the construction phase you can relax. All of your hard work will show through as your home plans become your dream home. You will see how truly beneficial it was to plan ahead and make those difficult decisions.

During the design and planning phase you were provided with a personal website. This website was designed as a tool for you to track the progress of your home and regularly assess your budget parameters. It will serve as a meeting place between you and the General Contractor and/or the project manager, in which questions and concerns can be addressed. This website will be updated weekly with new photos, updates for your timeline and any documents pertaining to the construction of your home. A weekly summary will be posted to this website as an overview of the week’s activities.

Even through a website is provided for your convenience, on-site meetings and phone conversations with both the General Contractor and the project manager are certainly welcomed. We encourage clients to walk through their home during construction and view the changes that shape a home during each new phase.

Final Decisions on Selections
Although you have strived to make all decisions before hand, there will be a few that will be made during construction. You will be apprised of any outstanding choices that need to be made, so they can be completed at the appropriate time.

Final Walk-Thru
As completion approaches we will schedule a final walk -thru with you and our construction team. During the walk-thru we will comprise a final punch out list, check all electrical, plumbing, and mechanical throughout the home. All heating & air units, smoke detectors and security systems will be tested. Delivery schedules for interior furnishings, etc. will be confirmed. Once we have finished with your final walk -thru all utilities will be transferred to your name. Our goal is the make the move-in phase exactly like the construction phase: gratifying, enjoyable, and hassle free.

Move-In and Warranties
Our responsibility for you and your home does not end when you move in. You will be delivered your entire collection of home owner’s manuals and warranty documents. Once you have had a little time to settle in we will schedule a 30 day walk-thru to address any warranty items. These items will be addressed immediately.
At the time of your one year anniversary will we schedule a third walk -thru with you to ensure your home is functioning well and to address any additional warranty items that may have arisen. We will continue to provide you with the highest standard of service for any of your needs. We want you to be wholly satisfied with your home and the service you receive.
